Educational and marketing information
This guide is general educational and marketing material. Information is believed reliable but is not guaranteed. Nothing here is an appraisal, comparative market analysis, offer, contract, warranty, legal opinion or representation of current inventory, price, condition or future value.
Price, market and drive-time information
Public market snapshots were retrieved September 4, 2026 from the linked public portals. They are not NCRMLS statistics, complete price ranges, appraisals or promises of availability. Portal methodologies, dates and geographic boundaries differ; current status, list price, sales history, concessions, property facts and comparable sales must be verified through NCRMLS and property-specific due diligence. Drive-time ranges are approximate planning estimates and vary with route, traffic, construction, weather and exact starting point.
Map, directory and area names
The directory is representative, not exhaustive. Map markers identify approximate centers of 25 broad search areas rather than every subdivision or legal boundary. Area and neighborhood names may be informal, overlapping or used differently by residents, municipalities and real-estate databases. The map is not a survey and must not be used for navigation, legal boundaries, zoning, school assignment, flood-zone, insurance or property identification.
Property due diligence
Buyers should independently investigate inspections, title, surveys, permits, zoning, utilities, septic and well systems, association documents and assessments, restrictive covenants, insurance, flood risk, wetlands, docks and water access. Consult qualified legal, tax, lending, insurance, engineering, environmental and other professionals as appropriate.
Agency relationships
Using this guide or contacting Melanie does not by itself create a brokerage relationship. Before a consumer shares confidential information at first substantial contact, Melanie will review the North Carolina Working With Real Estate Agents Disclosure and explain available agency relationships. A website link does not replace that required conversation.

Fair housing
Melanie Dunn and Landmark Sotheby’s International Realty support equal housing opportunity and provide professional real-estate services without discrimination because of race, color, religion, sex, disability, familial status or national origin. Neighborhood descriptions address property, location and amenity characteristics—not the suitability of an area for any protected class.

Broker and brand review
This guide has been structured to identify the brokerage firm, avoid demographic steering language, distinguish general guidance from verified property facts and direct consumers to appropriate disclosures. NCREC requires Broker-in-Charge consent before a broker advertises brokerage services. Publication and continued use therefore remain subject to Landmark Sotheby’s International Realty’s Broker-in-Charge, firm brand standards, MLS rules and later changes to law or Commission rules.
